On-Site General Manager
Location: West Columbia, TX 77486
Pay Range: $60,000 - $70,000 per year
Employment Status: Full-Time
Position Overview:
We are seeking an On-Site General Manager for a single-family community with 1600 homes in West Columbia, TX. This role serves as the liaison between the homeowners’ association (HOA) and residents, overseeing community policies, financial management, and resident relations.
Key Responsibilities:
- Serve as the main point of contact for daily communication with the Association Board of Directors and homeowners.
- Provide a detailed weekly Management Report to the Board of Directors.

Oversee facilities maintenance and upkeep, ensuring all common areas, amenities, and community assets are well-maintained.

Manage vendor relationships, including sourcing, bidding, contracting, and performance monitoring to ensure quality service and cost efficiency.

Conduct regular inspections of the property for maintenance needs and deed restriction compliance.

Prepare materials, bid comparisons, and documentation for Board meetings and presentations.

Respond to all calls and emails within 24 hours of receipt.

Maintain up-to-date knowledge of state and regulatory statutes, as well as community governing documents, policies, and procedures.

Provide administrative, operational, and managerial support to the Board of Directors.

Build and foster positive relationships with residents to ensure exceptional service, effective communication, and timely resolution of concerns.

Demonstrate sound judgment and problem-solving skills in addressing community issues.

Perform other duties as assigned.
Required Skills, Knowledge, and Experience:
- Experience overseeing facilities operations and vendor contracts preferred.
- At least 2 years of property management experience.
- General understanding of basic accounting principles.
- Strong leadership and management abilities.
- Proficiency in Microsoft Office Suite and strong data entry skills.
Education/Certification Requirements:
- Bachelor’s Degree from an accredited university preferred; High School Diploma or equivalent experience required.
Additional Information:
- All information will be kept confidential according to EEO guidelines.
- FLSA Status: Exempt
- Status: Full-Time
- Hours: Monday through Friday, 8 am to 5 pm, with occasional evenings and weekends as required.
Physical Requirements:
- Ability to lift up to 20 lbs.
- The majority of work will be seated, but requires standing, walking, and sitting throughout the day.
- Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Typical Working Conditions:
- Primarily indoor work.
- May require working at any time of the day, evening, or night, including weekends.
Compensation and Benefits:
- Pay Range: $60,000 - $70,000 per year.
